Kashan Builders & Developers is a Karachi-based residential builder. We build houses and sell them directly to buyers, without routing deals through brokers.
Who We Are
We started with a simple position: the people who build a house should be the same people selling it. That isn't how most of Karachi's real estate market works. Typically there's a developer, then a chain of agents, each one adding cost and each one a step removed from what's actually being built. We cut that chain out. What you see in our site plans and floor plans is what gets built, and what gets built is what you buy, directly from us.
Residential construction across Karachi is our main business and where we spend most of our time. Alongside that, we also take on commercial property and investment land for buyers who need it. Whether you're a first-time buyer looking for a home starting from 80 square yards, an overseas Pakistani investing back home, or a business owner scouting commercial space, you work with the same team from the first site visit through to final possession.
How We Work
Every house we take on follows the same process: we secure and clear the land, design the structure and finishing, manage construction directly rather than farming it out to disconnected contractors, and handle the paperwork through to registry and possession. That end-to-end control is what lets us guarantee the finished product matches what we showed you at the start, because the same company did both.
Our Standards
We don't cut corners on structure to save on finishing, and we don't oversell finishing to distract from a weak structure. Every home we build follows the same specification sheet for materials, including flooring, tiles, doors, hardware, sanitary fittings, and electrical work, regardless of which plot it's on. That consistency is deliberate. A buyer touring one of our completed houses gets an accurate read on what any of our other homes will deliver.
Where We Build
We build residential houses across Karachi rather than sticking to one neighborhood. Commercial and investment land opportunities come up in other parts of the city too. Wherever we build, the same team and the same finishing standard apply, so you get a consistent result no matter which plot you choose.

Land & Site Planning
We acquire and clear the plot, confirm title, and produce a site plan matched to the land's actual dimensions and orientation, not a generic template stretched to fit.

Design & Architecture
Front elevation, floor layout, and structural drawings are finalized in-house, including architectural detailing such as tower design, chajja, and facade treatment, before construction starts.

Construction & Finishing
Our own team manages the build from foundation to false ceiling. Structure, tiling, marble work, staircases, kitchen and bathroom fit-outs, doors, windows, grillwork, electrical, and sanitary are all held to a fixed specification standard.

Handover & Documentation
Registry and possession paperwork is handled directly by us. You walk through the finished house, confirm it matches the plan, and take possession with clean documentation in hand.
